Who we are

We are not about chasing high volumes of Clients and property listings. We are a boutique practice and compete on the basis of quality, attention to detail and real customer service.  We are about maintaining loyal & longstanding relationships with our clients and giving a superior and personal touch to every instruction. We tailor our services around each and every individual instruction and work towards achieving a premium result every time. We provide all our services throughout Dublin, the City and sometimes beyond. Our main office is located on the M50 at the Junction 6 complex in Castleknock a location very accessible to the city.​ Our city centre location is in Clifton House, Lower Fitzwilliam Street, Dublin 2.

Our clients include Landlords with private portfolio properties and those with property bought through their pension funds. We let, manage, collect rents on their behalf and look after all maintenance issues very efficiently when they arise.   We sell properties on behalf of a wide range of very different property owners, some are upsizing, downsizing, selling their original family home or investment property. In all cases, we assist with everything from the documents required when selling a property to staging the property and securing a buyer right down to coordinating the final moving at the very end.  We do absolutely everything to make sure the transition runs a smoothly as possible. We have built our business over the last 14 years providing a full turnkey service and referrals are our main source of new instructions.

What we do best

Not only do we give you a realistic valuation of your property, we also know how best to present your property to the marketplace. A visit to your property is necessary to help provide you with an accurate market value and estimated selling price. It is clever to set an attractive asking price which is usually in line with the market value. This common-sense strategy will help attract a positive level of interest from the start. We will also carry out a room by room inspection and provide you with detailed recommendations on improvements to help get you and your property 100% ready for a successful outcome.

We do things a little differently – we are experts in property marketing and will help to make your property stand out from the rest. Our online presentation and on our premium brochures will bring your property to life and help attract the right buyers. Our Clients are happy to agree a performance paid related fee structure, based on the eventual sale price achieved. This structure gives the Client the confidence that we will work towards achieving the best possible outcome.

We look for evidence of your buyer’s loan offer and check the conditions set out in their loan offer. We never place sale agreed on signs or websites or sold signs on properties until contracts have been fully exchanged.

I had a house to sell which needed a lot of work. I neither had the time or energy for the job, I heard of Paul Tobin from a colleague who was extremely happy with his service. I asked Paul Tobin Estates to advise on revamping and letting a house in Dublin 9 in July. Paul called to the house and submitted a room by room report, effectively an interior design proposal. He visited the house on numerous occasions to ensure that work was completed to the highest standards. He personally met the painting contractor, flooring contractor, recommended a cleaning company and advised on how to apply all the finishing touches. The refurbishment was completed on time and on budget. He then secured an excellent tenant paying 40% more than the rent we had hoped to achieve. We hired Paul Tobin to sell a house that had been let for many years. As we do not live in Dublin we were attracted by his turnkey service. Our instructions were that he was to handle absolutely everything so we just handed over the cheque. True to his word Paul handled everything: from the notice to the tenants, to the refurbishment of the house, to the sourcing of a solicitor, surveyor and the handling of utilities.
